Deflection Bead & Tear Away Case Study: The Confluence

Denver, CO

The $90 million Confluence was designed by GDA Architects to be the tallest building in Riverfront Park. The Confluence features 288 luxury multifamily units in a modern 34-story tower. The first 25 levels will have studio, one bedroom, and two bedroom units with large penthouses completing the remaining 9 floors. The building will be connected to a six-story residential tower from a fifth-floor pool deck that overlooks the Rocky Mountains.

Trim-Tex Deflection Bead was installed in conjunction with deflection track to prevent loading and movement from upper floors. The integration of Trim-Tex deflection bead allows up to 7/16" of deflection protection due to the flexible gasket that prevents inside corner cracking. The tear off strip acts as a masking guide to protect the concrete finish during mud application. Before final sanding, the tear off strip is easily removed leaving a clean finished edge. GDA Architects chose Hilti's Firestop Top Track Seal to achieve a fire rated wall. This system prevents smoke, air, and sound by filling in the gap between metal tracks and imperfect concrete.

To create a finished edge where the drywall terminates at the window return, Trim-Tex Flat Tear Away was installed.
